Meet Erika
I’ve been where you are.
I was born in Mexico. As a young single mom, I rented and moved often, looking for better prices.
When I decided to buy, I did my research, asked a lot of questions and took a homebuyer class. Then I bought my own home.
Now I give people across Gwinnett the same clear information and support I was looking for, in English or Spanish.
“Sometimes you don’t need someone who has all the answers. You need someone who is willing to help you find the way.”

Every home I sell is marketed in English and Spanish.
About 1 in 5 Gwinnett residents speak Spanish at home (U.S. Census). I market every listing in both languages so more buyers see it, and I explain every step to buyers in the language they’re most comfortable with.
For sellers
Two-language listing launch
What’s included
- 01
Priced from real sales on your street.
I build your price from homes that actually sold around you, adjust for what makes yours different, and hand you a net sheet showing what you keep before you sign anything.
- 02
Launched in English and Spanish.
Your listing description, video, social posts and open house all run in both languages, so your home reaches more of the buyers in Gwinnett.
- 03
Video that shows how the home feels.
A full walkthrough plus short vertical videos for Instagram, Facebook, TikTok and YouTube, so buyers have toured your home before they ever book a showing.
- 04
Paid ads, with a weekly report.
Paid Facebook and Instagram ads, with a weekly report of views, clicks, showings and feedback. Like every housing ad, they follow Meta’s special ad category rules.
- 05
Negotiated on what you keep.
Every offer side by side: price, credits, contingencies, closing date and the number that matters most, what lands in your account.
For buyers
Payment-first buying plan
What’s included
- 01
Payment first, then the price.
We set the monthly payment you’re comfortable with first, then work backward to the price. That’s how you buy a home you can actually live in.
- 02
Instant alerts when a matching home lists.
You hear about new matches right away, and I also look through new listings every morning, so your weekends go to homes worth seeing.
- 03
Video previews before you drive.
Can’t make it today? I’ll walk the home on video and show you what the listing photos leave out: the noise, the light, the neighbors’ yard.
- 04
Offers built on more than price.
I look at recent sales and the seller’s situation, then weigh price, terms, timing and seller credits toward your rate to build a strong offer.
- 05
Every number explained in your language.
Loan estimate, inspection report, closing disclosure. Line by line, in English or Spanish, until it makes sense.
Selling
Sell for what your home is really worth.
I price your home from real sales on your street and in your neighborhood, show you what you’ll walk away with before you list, and market it in English and Spanish so more Gwinnett buyers see it.

Buford

Before you start
Is buying possible for me?
Credit scores from 580
FHA loans can allow credit scores from 580 with 3.5% down. Each lender sets its own rules, so a licensed lender confirms what you qualify for.
Programs that can help
Gwinnett County’s Homestretch program offers up to $10,000 (credit above 580, a homebuyer class, income limits apply). Georgia Dream offers 5% of the price or $10,000, whichever is less, or 6% or $12,500 for healthcare workers, educators, first responders and military.
Not ready yet?
Score below 580 or no credit history yet? We start there too, with a plan. No promises about approval, just clear next steps.
Example On a $300,000 home, 3.5% down with FHA is $10,500, plus closing costs. Homestretch (up to $10,000) can cover part of it if you qualify.
Questions people ask me
Do you speak Spanish?
Yes. I’m bilingual. We can talk, text and go through every document in Spanish or English, whichever you prefer. Georgia contracts are in English, so I explain each part in Spanish.
What areas do you serve?
All of Gwinnett County, including Lawrenceville, Grayson, Loganville, Snellville, Lilburn, Dacula, Duluth, Buford, Suwanee, Norcross, Peachtree Corners and Sugar Hill.
Does it cost anything to talk with you?
No. The first 30-minute call is free, by phone or video, your choice, and there’s no obligation. If we work together, we agree on everything in writing before you commit to anything.
Do I need to be pre-approved before we look at homes?
It’s the best place to start. A pre-approval shows your real budget, and sellers expect one with an offer. I can give you the names of a few local lenders, and you’re always free to choose your own.
Can I buy a home with an ITIN?
Some lenders offer ITIN mortgages. They usually ask for a larger down payment and two years of tax returns, and terms vary by lender. Read my ITIN guide, then text me and I’ll walk you through it.
How do you figure out what my home is worth?
I compare your home with recent sales nearby and adjust for size, condition, updates and location. You get the numbers and the reasons behind them.
Can you help me sell my home and buy the next one?
Yes. We pick the order that fits your money and timeline: sell first, buy first, or close both on the same day.
Tell me where you’re starting. I’ll help you with the next step.
Book a free 30-minute call by phone or video, or call or text me in English or Spanish.
I answer myself, in English or Spanish, the same day. Evenings and weekends too.
